  • Help you with suggestions for staging your home to generate curb appeal and help you get the highest price for your home.
  • Assist with obtaining offers and help you in negotiating the best deal as smoothly as possible.
  • Provide you with information on what is going on in the current real estate market so that you can make informed decisions that will optimize your sales price and promote buyer interest.

Getting the Highest Price for Your Home

Curb appeal is key and could make a difference whether people stop to take a look, or drive right by. Here are a few tips to increase the curb appeal of your home.

  • Trim bushes and shrubs
  • Add mulch to flower beds, plant flowers to brighten the area
  • Power wash driveways, patios, decks and walkways
  • Paint exterior and trim if needed

Staging your home is important. Many buyers will stay in your home longer if it's staged appropriately. Here are just a few ideas to present your home in the most effective manner. I can help with more when I review your home prior to placing on the market.

  • Refresh paint in house with neutral colors
  • Pack and store collectables, children’s toys and excess clutter
  • Open living space by moving excess furniture, wall hangings and nick-knack’s to storage
  • Clear counter tops and store space consuming accessories
  • Clear refrigerator of magnets, papers, pictures and memorabilia

Closing Costs to Expect:

  • Title insurance fees depend on the sales price of the home.
  • Broker's commission: To be determined with client.
  • Local property transfer tax, county transfer tax, state transfer tax, and state capital gains tax are the charges that you'll pay for the privilege of selling your home. Credit to the buyer of unpaid real estate taxes for the prior or current year are variable and depend on when you close and when your taxes are due.
  • FHA fees and costs are all fees are now negotiable between an FHA buyer and seller.
  • Home inspections fees are in some circumstances paid for by the seller and include pest, radon, mold, HVAC, pool and structural mechanical inspections.
  • Miscellaneous fees can accrue from correcting problems noticed during the home inspection.
